Our Marketing Plan for Selling Your Home
Gone are the days when you’d just post an ad in the paper and pop a sign in the yard to sell your home. Today’s real estate market is complex and sophisticated… and we love that at Witham Real Estate. We’ve formulated a plan to maximize the tools available to expose your home to the most qualified buyers.
We’ll meet with you at your home address and identify the you may want to fix before you list your home to improve the marketability of your house. We’ll keep it as simple as possible, and if there is work required, we’re here to help! We’ll be your resource to find qualified service people and vendors in your area.
Sparkle and Shine
After your house is ready to list, we’ll help you take it a step further. In most cases we can work with what our clients have available, but if not we have a large inventory of high-end home accessories available to our clients at no charge. These accessories can help to modernize a more dated home, personalize a vacant home and help potential buyers to visualize how the spaces in the home can best be utilized. Final touch, high quality photos will be taken from just the right angle to best showcase your home online and in printed material.
We’ll get your house up on MLS (Multiple Listing Service), Trulia, Realtor.com, WithamRealEstate.com, Facebook and begin getting immediate exposure to thousands of potential buyers. Additionally, as a Premiere Agent on Zillow, the largest Real Estate Marketplace available, we’ll be able to get your listing the additional attention it deserves.
We’ll create a custom, high-end flyer to be distributed in a flyer box that will be on the sign in your yard (if permitted) and available during Open Houses. This is a quick way to capture the drive-by buyers and give them the info they need to call and schedule a showing.
Your home will be featured on our recently redesigned website where we are constantly driving traffic from interested buyers. Our mobile version of the website has been customized for optimum user experience. Navigating throughout the mobile website is intuitive and effortless. In addition, our website is on page one of Google’s search engine result pages for many search terms so you home listing will be viewed by a large audience.
We’ll promote your listing and open houses on Instagram, Facebook and Twitter. On Instagram and Twitter, our social media specialist will post a photo of your house as well as a short description and the price. Preceding any open houses, we will post on Twitter alerting our followers to the time and date so that they can make arrangements to come and, see your beautiful house. Our accounts are public, and we are always looking for new ways to expand our follower count so that as many potential buyers as possible see what your home has to offer. On Facebook, not only do we post about your home and open houses, we also advertise our page to ensure that not only those who like our page see it, but also everyone in the area.
We keep track of all agents that have shown your home and we follow-up with them to gage interest and gain feedback that we can share with you.
